In 2016 Capital Estate Developments (CED) engaged AMC to prepare a masterplan for their mixed use “Town Centre” development at Denman Prospect as the centrepiece to this substantial new residential sub-division. CED have high aspirations for the project to demonstrate the broader philosophy of the Denman Prospect Estate as well as providing the necessary local facilities to support this new suburb. The combination of a committed developer, and an interesting, if not challenging site, have combined to facilitate an exciting new mixed-use Local Centre concept. The ixed-use project will include a supermarket and supporting cafes, bars and mixed retail and 20 mews-style townhouses. The preparation of an EDP allowed the design team to improve the planning framework and design outcome for both the subject site and surrounding development sites. This included identifying possible boundary alignment changes and utilisation of off-site land for car parking to improve the precinct as a whole.

The concept design:

  • Utilises the challenging slope on the site to inform a terraced solution which creates a transition from future high density residential development up the slope behind the development to the open space of Cravens Creek to the north
  • Provides strong amenity outcomes for all uses while providing excellent solar aspect and views
  • Creates a legible and inviting address for pedestrian and vehicle access / movement
  • Achieves a free flowing intuitive parking arrangement which is consistent with the needs of the retail  / commercial users and future community uses
  • Features a statement corner which anchors the development and provides a distinctive marker
  • Is intended to act as catalyst and high quality-precedent for future land sales, the development of adjoining Community Facilities and nearby High Density Residential Development

It is anticipated that the first stage of the project will be constructed in mid-2018.
