As part of the ACT Government’s 2007 Affordable Housing Action Plan, Community Housing Canberra secured equity with which to invest in the provision of a broad range of affordable housing options. One of the first developments under this initiative was Mirella Apartments in Gungahlin Town Centre. Well located on Gozzard Street, just walking distance from Gungahlin Town Centre, this 1,034m² block was zoned such that the development conditions could facilitate an appropriate higher-density solution including 19 apartment units serviced by a single basement level. The stand-alone square shaped site is bounded by streets and benefits from excellent northern solar access and views to the west. AMC prepared a broad range of masterplan options for the development with the preferred being a three storey apartment building with basement car parking.

The proposal pushed many of the planning requirements but the quality of the design solution combined with extensive consultation with the Gungahlin community and ACTPLA, resulted in a seamless planning approval process. The lower two levels of the building form a solid plinth and the upper level, set in from the lower two floors, ensures an attractive articulated built-form while ensuring no detrimental impacts on adjoining properties. It features 26 basement car parks, lift access throughout the building, 19 apartment units comprising 1,2 and 3 bedroom units in a highly energy efficient building with most apartments achieving a 6 Star Rating under the FirstRate system. The building is symmetrical in nature incorporating a variety of façade and colour selections and a “butterfly roof” roof form bringing excellent northern sunshine into two of the larger apartments. The development has been well received by all stakeholders.
