205 Anketell Street is a 5 storey commercial building with approximately 4950m2 of office space and 875m2 of retail space on the ground floor.

The building was constructed in 1989, and was occupied by the same government department until 2012, when the office space was vacated. In order to attract a new tenant, and to ensure the asset was repositioned for the medium to long term, the building owner engaged AMC, under XACT Project Consultants, to develop a refurbishment strategy to upgrade the building services as well as its overall presentation. Environmentally it was targeted to achieve a 4.5 star NABERS energy rating.

The challenge in the refurbishment of old building stock is finding the balance between bringing the building up to 21st century standards to compete with new building stock while working to a budget to ensure the project is actually viable. The strategy developed included upgrade of the buildings services including mechanical services, lighting, and lifts and refurbishment of core areas at each level. Other works included adding accessible bathrooms and upgrading general accessibility, new end of trip facilities, external façade cleaning and painting, new signage which is closely aligned with the leasing marketing campaign, and in order to change the presentation of the building to the street, an extensive refurbishment of the lobby and the addition of a new entry canopy. The new lobby will provide flexibility so prospective tenants can easily add a reception area, meeting spaces, or a café; all supported by clear and well defined way-finding and security.
