This intensive commercial development incorporates a diverse mix of tenants in an exciting new purpose-designed building prominently located on the corner of Gozzard and Swain Streets. The site is part of the Gungahlin Business Park precinct which was earlier master planned by AMC in 2009 to ultimately accommodate over 50,000m² of commercial office and other uses.
An innovative combination of Childcare, medical and Dental accommodation was established as a preferred and indeed realistic mix of uses with Yerrabi Ponds Early Learning Centre Gungahlin, Tristar Medical and Pacific Smiles committing to long-term leases to underpin the development.
The building has a striking architectural expression to both Gozzard and Swain Streets while effectively accommodating the very different functions and expectations of each tenant. Angled precast panels, face brickwork and metallic cladding are the predominant façade elements with timber cladding to the northern end of the child care centre offering an interesting, warmer and more natural counterpoint. The main building entry incorporates full height glazing juxtaposed against a striking three storey burnt orange blade wall achieving a strong identity and prominent signage opportunity for the three tenants. Sun-shading elements provide visual interest which when combined with high performance glazing ensure heat gain is minimized and an energy-efficient building. A simple and efficient single level basement arrangement allows convenient, safe and secure access for all tenants and their clients. AMC were responsible for the design, documentation and supported the construction phases of all elements of the project, including the three fitouts. The project is now seen as a highly successful model for future development by Living Design Projects.
