Client: Nikias Diamond Property Developments
Size: 1,138m² (12 Apartment Units)
Date: Completed 2012
The design solution achieves an interesting medium-density residential development comprising 11 apartment units in a 2 storey building conveniently located in the Lyons Local Centre. The site addresses Devonport Street and Lyons Place and benefits from an excellent outlook and northern solar aspect over adjacent parkland. On account of a significant remediation process related to potential site contamination, it took some years before the project could actually commence construction by which time market expectations had changed and the developer elected to change the mix and size of apartment unit types. The square shape of the site lent itself to an efficient floor plate arrangement with one central lift servicing the basement and upper levels of the apartment complex. The architectural character reiterates the face brickwork of adjoining development with a citrus coloured metal panel used to act as a counterpoint and add visual interest. The landscape design compliments the architectural style and scale of the building, as well as enhancing the surrounding built and natural environment. The landscape palette consists predominantly of drought hardy vegetation which provides colour and seasonal contrasts as well as privacy and visual interest to the residents.
