The site, which is conveniently located in close proximity to Duffy shops, had been vacant before the 2009 Social Housing Initiative funded by the Commonwealth of Australia under the Economic Stimulus Package. Located on Glemaggie Street, the site was comprised of three adjoining parcels of land with a total combined area of 1,577m². With a fall of some 3.5m from the west to the east, the site was not without its challenges but benefited from northern solar access along its main rear boundary. As ever AMC developed a number of masterplan options prior to establishing a preferred design solution which was well received by the client.
This townhouse development included 7 attached dwellings including 4 two bedroom townhouses, 2 single bedroom units and a three bedroom dwelling designed to be fully-adaptable under the Adaptable Housing Code. On-site parking is provided at grade for all dwellings including visitor parking in individual driveways. The design concept included a number of two storey dwellings, which were centrally located to give the architectural form balance and to reduce any adverse impact on neighbour’s amenity. All dwellings and associated outdoor living areas benefit from an excellent northerly aspect. As with all ACT Housing projects, the dwellings incorporate low maintenance and durable materials, however this has not limited the architectural expression which includes an interesting combination of butterfly and skillion roof forms.
