The upgrade of the 38 Sydney Avenue, Forrest was a significant commitment by the building owners to better position the building to attract high quality government tenants, given the building’s large floor plates, proximity to the Parliamentary Triangle and local amenities. The brief required the full refurbishment of the base building including external elements and internal building facilities, including the entry foyer, atrium, lifts, toilets and conference facilities. The existing end of trip facility required major works to extend and upgrade the amenities, including a large and secure bike storage area with racks and maintenance zones, additional showers, toilets and personal lockers. Upgrades to tenancy spaces included the reconfiguration of base building services, new ceilings and floor coverings. The use of vertical timber battening to the main entry foyer emphasises the double height volume of the space, and together with the charcoal wall panelling, black steel elements and warm lighting, creates a sense of formality that is appropriate to the building’s context and future tenants. The high quality finish is extended to the end of trip facilities which feature similar elements that translate into a materials palette that add a touch of luxury. The bike storage area incorporates pops of yellow and orange, adding a sense of fun and contributing to a warm and inviting environment.
